The Buffalo metro area will be the hottest housing market in the nation in 2025, according to real estate website Zillow.
It’s the second year in a row the site projected Buffalo as the nation’s hottest market and the first time a market has held the title in back-to-back years.

Zillow’s ranking includes only the top 50 largest U.S. metro areas by population. Only one other New York metro is on the list: New York City at No. 41, according to Axios.
Buffalo has seen intense competition for properties among buyers, Zillow said. It’s a trend that never eased in 2024 and should continue this year.
Zillow’s list of the hottest markets is based on an analysis of forecasted home value growth, recent housing market speed and projected changes in the labor market, home construction activity and number of homeowner households, the site said.

Job growth was a major factor boosting Buffalo’s ranking, according to Zillow. New jobs generally lead to more people house hunting, the site noted.
Buffalo had the most new jobs per new home permitted, Zillow said. That’s a key data point that has kept Buffalo at the top of the hotness list.

Home values also rose in Buffalo by 5.8% last year, another factor raising the area’s rank. Values there are expected to drop by 2.8% in 2025.
